Tellico Village

Tellico Village is a planned community on the western shore of Tellico Reservoir in Loudon County, Tennessee, United States, about 30 miles (48 km) southwest of Knoxville. Tellico Village has an area of about 5,000 acres (20 km2) and an unofficially estimated population of more than 6,750 residents in about 3,375 occupied residences.

Tellico Village is not incorporated. Governmental functions are managed by the Tellico Village Property Owners Association. The postal addresses for the community are Loudon and Vonore, Tennessee.

Tellico Village exists because of the actions of the Tennessee Valley Authority (TVA), which decided to dam up the Little Tennessee River at its confluence with the Tennessee River. Tellico Dam was completed in November 1979 after a long battle, which famously involved the Endangered Species Act of 1973 and a small fish called the snail darter (see snail darter controversy). As part of the dam project, the TVA acquired additional land above the high water line of the reservoir (Tellico Lake), much of it taken by eminent domain. Part of this additional land was later sold to Cooper Communities, Inc., which established Tellico Village in 1986.

Amenities

The community has three golf courses and a yacht and country club. The names of the golf courses, like the names of the streets and neighborhoods (each neighborhood within Tellico Village has its own name) are derived from American Indian words and names, mostly Cherokee. These include Toqua, meaning “fish,” and Tanasi, which was the name of a town that was the capital of the Cherokee Nation between 1721 and 1730. “Tanasi” is also the word from which the name “Tennessee” was derived.

Home prices in Tellico Village range from the $150’s to about $2 million. The price will be determined by size and proximity to lake.

The east Tennessee is driven mostly by Tourism – Smoky Mountains, Retail and Medical drive the local economy.

Tellico Village is a very large and well-established community on beautiful Tellico Lake. It has all the amenities you might expect.

Is there a downside?

It is not particularly close to any city (Knoxville is the closest) so some people might feel isolated and too far from cultural opportunities.

Tellico Village appeals to people who want to live in a large planned community. The Baby Boomer generation, retirees and even families with young children enjoy all that Tellico Village offers. All different income levels reside here. Homes range from $165,000 – $2,000,000. Lots range from $1,000 – $600,000. Average home prices are $200,000 – $1,500,000.

Climate and Physical Environment

Tellico Village is located directly in eastern Tennessee on Tellico Lake in Loudon. There are beautiful vista views of the lake and The Smoky Mountains. Yet major shopping, entertainment, restaurants, and medical services are located 5-10 minutes away. The average January high is 89, the average January high 47, and the average Jan. low is 27. March is the rainiest month (6″).

The arts are alive in the metropolitan City of Knoxville and the vibrant University of Tennessee – just 30 minutes away. Local mountain arts and craft also abound.

Medical Facilities

The local area around Tellico Village supports 7 excellent, major hospitals including the University of Tennessee Memorial Hospital, Baptist Hospital and Fort Sanders Regional Hospital which touts the most advanced robotic surgery procedures. There are approximately 1300 + physicians, 250 + dentists, and a VA Hospital in the local area.

Transportation Directions

Tellico Village is 31 miles southwest of Knoxville, Tennessee. From I-75 South take the Lenoir City exit 81. Then take Hwy 321 to Lenoir City. Cross Ft. Loudon Dam, then take first right which is Tellico Parkway and it will lead you directly into Tellico Village. Knoxville has a very nice airport.
